Home & Property Watch services are ideal for second homes, vacation properties, family lodges, hunting cabins, ranches, and other part-time residences. Regular property checks provide peace of mind by ensuring someone is keeping an eye on the property when owners cannot.

Short-term Rental Caretaking
(Airbnb & VRBO)
There are five necessary roles to managing a successful rental. Some of these roles can be handled by the same person, but it is important to have someone assigned to all the nuances that come with each position.
Owner – provides resources and oversees the total project
Manager – handles bookings, bookkeeping, and manages day-to-day operations
Cleaner – works hard after each tenant to keep everything clean and looking new for the next stay
Maintenance – handles substantial repairs of the property, systems, and appliances (can often be a collection of specialized contractors)
Caretaker The caretaker is the on-the-ground presence that keeps everything running smoothly, especially for remote owners.
They provide peace of mind by monitoring the property, responding to issues in person, coordinating with contractors, communicating with managers and owners, and handling the many small but important tasks that don't clearly fall under anyone else's responsibility.
A good caretaker fills the gaps and ensures someone is always looking out for the property.

What is your range of service?

We cover homes all across the Black Hills, however, options for services and plans may be limited depending on location. We are located in Spearfish, and mileage fees apply to any sites over 20 miles from our headquarters.
